The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

This is a custom floating, Walnut vanity. The blue tile back splash, and hanging lights complement the Walnut drawers, and give this bathroom a very modern look.

Hartley Hill Design When our clients moved into their already built home they decided to live in it for a while before making any changes. Once they were settled they decided to hire us as their interior designers to renovate and redesign various spaces of their home. As they selected the spaces to be renovated they expressed a strong need for storage and customization. They allowed us to design every detail as well as oversee the entire construction process directing our team of skilled craftsmen. The home is a traditional home so it was important for us to retain some of the traditional elements while incorporating our clients style preferences. Custom designed by Hartley and Hill Design. An original turn-of-the-century Craftsman home had lost it original charm in the kitchen and bathroom, both renovated in the 1980s. The clients desired to restore the original look, while still giving the spaces an updated feel. Both rooms were gutted and new materials, fittings and appliances were installed, creating a strong reference to the history of the home, while still moving the house into the 21st century. Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. There is custom-built cabinetry throughout the home, including extensive closet space, library shelving, and floating side tables in the master bedroom. The home flows easily from one room to the next and features a covered walkway between the garage and house. One of our favorite features in the home is the two-sided fireplace – one side facing the living room and the other facing the outdoor space. In addition to the fireplace, the homeowners can enjoy an outdoor living space including a seating area, in-ground fire pit and soaking tub.

Originally designed by J. Merrill Brown in 1887, this Queen Anne style home sits proudly in Cambridge's Avon Hill Historic District. Past was blended with present in the restoration of this property to its original 19th century elegance. The design satisfied historical requirements with its attention to authentic detailsand materials; it also satisfied the wishes of the family who has been connected to the house through several generations. Our clients came to us with a house that did not inspire them but which they knew had the potential to give them everything that they dreamed of. They trusted in our approach and process and over the course of the year we designed and gut renovated the first floor of their home to address the seen items and unseen structural needs including: a new custom kitchen with walk-in pantry and functional island, new living room space and full master bathroom with large custom shower, updated living room and dining, re-facing and redesign of their fireplace and stairs to the second floor, new wide-plank white oaks floors throughout, interior painting, new trim and mouldings throughout.
